5 Signs You Need a New Roof — Not Just a Repair
In the Pacific Northwest, roofs work hard. Months of rain, moss, wind, and the occasional ice storm wear a roof down faster than most homeowners expect. The tricky part is knowing when a repair will do and when you are throwing good money after bad. Here are five signs it is time to consider a full replacement.
1. Your roof is 20+ years old
Most asphalt shingle roofs in our climate last 20 to 25 years. If yours is in that range and showing wear, repairs become a losing game — you patch one section and another fails months later.
2. Shingles are curling, cracking, or losing granules
Curled or cracked shingles, bald spots, and granules collecting in your gutters all point to shingles at the end of their life. Once the granule layer goes, sun and rain break the shingle down fast.
3. You have moss or persistent leaks
Heavy moss holds moisture against the roof and works under shingles — a very Northwest problem. Combined with ceiling stains or attic moisture, water is already getting past your roof.
4. The roof deck is sagging or soft
If your roofline dips or feels spongy, water may have reached the wood decking. That is a structural issue a surface repair cannot fix, and it gets more expensive the longer it waits.

5. You are getting repairs every year
One repair is normal. Repairs every storm season mean the roof system as a whole is failing — at which point replacement usually costs less over five years than the running tab of patches.
