Fall Home Maintenance Checklist for the Pacific Northwest
In the Pacific Northwest, fall is the most important season for home maintenance. The dry stretch before the rains return is your window to get the exterior of your home ready for months of wet weather. A few hours of prep now prevents the leaks, ice dams, and water damage that show up in January. Here's the checklist we'd give our own families.
1. Clean and check your gutters
This is the big one here. Our gutters fill with fir needles and leaves, and clogged gutters overflow — sending water down your siding and pooling against the foundation. Clear them out, flush them, and make sure downspouts carry water well away from the house. If you're cleaning them more than twice a year, it may be time to consider seamless gutters or gutter guards.
2. Inspect your roof from the ground
You don't need to climb up. With binoculars, look for missing, cracked, or curling shingles, any sagging areas, and moss buildup. Moss is a very Northwest problem — it holds moisture against the roof and works under shingles. Catching a small issue now is far cheaper than a winter leak. If anything looks off, a free roof inspection will tell you where you stand.
3. Clear the moss and debris off the roof
If you see moss starting, have it treated before the rains feed it. Also clear branches and needle piles from valleys and around chimneys, where debris traps water.
4. Check siding, trim, and caulking
Walk the perimeter. Look for cracked caulk around windows and doors, gaps where siding meets trim, and any soft or peeling spots. Sealing these now keeps wind-driven rain out of your walls all winter.
5. Trim back trees and branches
Overhanging limbs drop debris on the roof and become a hazard in windstorms. Trim anything hanging over the roofline before the first big blow.
6. Make sure water drains away from the house
Check that the ground slopes away from your foundation and that downspout extensions are in place. Standing water against the house is how basements and crawlspaces get wet.
